Walk in with the registers.
The seller knows what they paid, what the building’s flats actually close at, and what the flaws are. After the report, so do you — with an opening number, a target, and a walk-away, each with its register citation. The bank will send a certified valuator and read the Land Book. Our report tells you beforehand what they will find — the encumbrances that spook credit committees, the unpermitted rebuild, the valuation gap against the asking price — while you can still renegotiate or walk, instead of after you’re committed.

The other half sits in technical map layers — LIDAR terrain, groundwater models, geology, grid infrastructure, three decades of aerial imagery — and it takes a human being to read them. The invisible balcony
Cadastre says 100.6 m², the transaction record 95.3 m². The difference is usually a balcony — priced very differently.
