Straight from the record
Every report names the sources it uses and the date we checked each one.
We're a team of real estate and construction people. We know how much can hide behind a good listing, and how hard it is for a buyer to find it in time.
Much of what matters about a property is in public registers and planning documents: the Land Register, the cadastre, the municipal plan, the utility survey, the flood and forest maps. It sits in the systems of more than twenty institutions, often in technical or legal language. We review it for you and explain plainly what it means for your plot, whether you're buying one plot for a family house or a portfolio for a company.

We work for the person buying, never the seller.
When a register is silent, out of date or disagrees with another one, the report says so and tells you how to settle it.
Our team reviews every report before it reaches you, within 24 hours of payment.
Where the data comes from
They come from over 20 state, municipal and EU bodies. A land report uses 40 or more of them for each plot, plus the listing portals, OpenStreetMap and current satellite imagery.

An automated report copies what the registers hold, such as a 0.022 ha protection zone or a zone code. It's correct, but it leaves the hard part to you. We read the registers, the municipal plan, the utility survey and the maps together. Then we draw what matters on your plot and back each conclusion with its source.
No. The address or cadastre number is enough: we get the Land Register extract and everything else ourselves. If you have something from the seller, such as a survey plan, a permit or photos, attach it when you order. It can make the report sharper.
