THE MARKET

What Latvian property actually sells for

Every price on this page is a registered one — a transaction recorded by the State Land Service (VZD), not an asking price and not an estimate. It is the same evidence our reports are argued from, read at the level of a city, a municipality and a market segment.

Apartments are compared by the square metre, so every figure below is a median €/m² unless it says otherwise. Only apartments in buildings built 2015 onwards, by the construction year on the State Land Service’s own building row. A sale whose building carries no year is counted under NO YEAR and never added here to make the class look fuller.

APARTMENTS · NEW · REGION BY REGION

Where the new-build apartments sold, and for how much

Rīga by the neighbourhood the register itself names, then the ring of municipalities that trade as one market with the capital, then everywhere else. A place with fewer than 25 registered new-build apartment sales in the last 12 months is not listed — a median of a dozen sales is not a market. The floor does not move for an era: a class of stock is a smaller sample than the whole market, and the honest consequence is a shorter table, not a lower bar.

On the 12-month change. It compares the median of what sold in the last 12 months with the median of what sold in the 12 before it. That is a change in the middle of what changed hands, not a price index: when a run of new apartments completes in a district, the median moves without any individual apartment moving. Holding the era fixed removes the largest part of that effect — the new-build wave — but not the rest of it: size, floor and condition still move with what happens to sell.

On the asking-price line. It is measured against the last advertised price, and sellers often revise an advert down to the agreed figure before it comes off, so it understates the room there was at the start. Ratios are measured per region group and per construction era, where the matched sales run to it, not per neighbourhood.

Looking for houses? They are a different market, quoted as a price rather than by the square metre, and they are on the houses view of this page rather than mixed into the table above.

Where the building year comes from. The State Land Service’s own building row for the property that sold. About an eighth of registered sales carry no year at all — they are counted under NO YEAR and never folded into a neighbouring era to make a class look fuller.

APARTMENTS · NEW · THE PRICE INDEX

What has actually moved since 2021

The same new-build stock in each of the three region groups, so the line moves when prices move and not when the mix of what sold moves. This chart was always cut by construction era — choosing one above only decides which of its segments you are reading. This is the same index our reports use to bring an older comparable sale into today’s terms.

Each line is the median €/m² of registered apartment sales in that segment, rebased to 100 in 2021. A solid line holds one construction era fixed, so a change in it is a change in price. The grey dashed line is every new-build apartment in the country: its construction era is fixed, but the regional mix of what sold still moves it, so it is context rather than a price index. 2026 is a part year.

ASKING-RENT GROSS YIELD · APARTMENTS

What the rent would be, against what the flat costs

Advertised rents today, divided by registered sale prices over the last 12 months. Both sides are held to 25–90 m² flats so the size mix matches. It is a gross figure — before tax, management, vacancy and the repairs the building will ask for. It is also not split by construction era: a rental advert carries no construction year, so there is no honest way to hold one fixed on the rent side of the division.

Read this as a comparison, not as a return. The rents are what landlords are asking now; the prices are what buyers registered over the past year. Flats that get advertised for rent are, on the whole, in better order than the stock that sells, so every figure here runs above what an investor actually clears. The eastern towns sit at the top of the table because the flats are very cheap, not because the income is high — and that is also where a flat is hardest to sell again.

A region needs 20 live rental adverts and 100 registered sales in the size band to appear. Adverts as at 15.10.2026.
